What is more important for buyers, more square feet of construction or a garden?

I’m about to option a hose. These are my 2 options. One house with more square footage, where the terrace pretty much eats up the whole patio garden, or another one that has a small patio with a little less square footage, but I can build a little and still have a little patio. The bigger one needs a lot of updates, with the smaller one I can take my time with the updates.
I want to know the re-sale potential for the future. I’m buying way below appraisal value on both.

Many people have been buying McMansions but I think the tide will turn as heating cost and cooling cost get to people. Since the youngest baby boomers are empty nest age and retirement is going much faster then next 15 years smaller might be easier to sell. Look for one with the least stairs and as many handicapped features as you can.
