I am renting an apartment in central Auckland, Eden Terrace specifically. I really like where I stay and would rather not have to move…
However, every single morning with fail I get woken up at an untimely hour by some god-awful pneumatic drilling, hammering or something o the sort!!
I work a little later hours than most so I normally don’t have to wake up until about 9am, and go to sleep a bit late. But these guys start their construction at about 8am and it’s really annoying!
The building manager, body corporate, property manager… None of them have even bothered to tell me what on earth they are doing, or how long it will last – but it looks like some major construction work.
They have ripped out all the tiles, trees and spotlights in the courtyard and now all that is left is a big dusty concrete mess. They have put up scaffolding around some of the other apartments and it looks like they have been vacated.
Does anyone know, do these people have any legal obligations to me, as a tenant, to ensure that I am not disturbed by all the construction? And if they really can’t help it, can I get my rent reduced as a result?

cHECK WITH YOUR TOWN BECAUSE MANY CITIES HAVE A NOISE RESTRICTION THAT IS USUALLY AROUND 8 AM. THAT CAN INCLUDE WEEKENDS TOO. BUT MOST TOWNS HAVE A RESTRICTION ON NOISE TIL A CERTAIN TIME.
